Middleburg Heights was onion fields and woodlots until the 1950s, when developers turned them into tract ranches street by street — Rolling Ranchlands went up in 1955, the city incorporated in 1961, and I-71 opened two exits here soon after. The population went from 2,500 to over 12,000 in about fifteen years. What that means for us is unusual and useful: a whole lot of these garages were built by the same builders to the same drawings, so when we walk into one we've usually seen its twin two streets over.
Post-war tract construction was fast and standardised, and seventy years later the wear patterns are standardised too:
Every floor we install in Middleburg Heights is built the same proven way — and finished in a single visit:
The finished floor is roughly 50 mil thick — slip-resistant, chemical-resistant, and easy to keep clean with a mop. It's backed by our 3-year workmanship warranty and built to last 15–20+ years.
Our rate is $6 per square foot for the full one-day flake system:
Because the housing is so consistent here, our estimate over the phone is usually close. We still measure and check the cracks before giving you the fixed number.
We install across Middleburg Heights and the surrounding streets, including Bagley Road · Pearl Road · Smith Road · Engle Road · Fowles Road and beyond. If you're nearby and don't see your area, just ask.
No — on a slab of this vintage it's almost expected. Garage floors poured without control joints crack where the stress concentrates, typically at an angle off a corner, and it's the concrete relieving pressure rather than the slab failing. We open the crack up, fill it with a polyurea that flexes, and the finish goes over the top. What we'd flag as a real problem is one side sitting visibly higher than the other.
It fixes the damage, not the slope. These floors were poured close to flat, so water will still gather where it always has — but on a sealed floor it sits on top and dries or sweeps out instead of soaking into the concrete and pitting it from within. If the pooling is severe we can talk about what's realistic before you spend anything.
We can usually get close here, because so many of these houses share a floor plan. What we won't do is commit to a number before seeing the cracks and measuring — that's how people end up with a quote that grows on install day. The visit is free and takes about twenty minutes.
