Olmsted Falls has something almost nowhere else around here does: a genuine 19th-century town centre. The Grand Pacific Hotel dates to the 1830s, the wedding chapel to 1851, the old jail to 1860 — and in 2000 roughly 170 properties around them were placed on the National Register as a historic district. Live near that and your garage is likely detached, set back down a long narrow drive, and older than anything a franchise crew normally works on. Further out, the newer streets are a completely different job. We do both.
Half the job in the older part of town is getting to the floor at all. Things we plan for here:
Every floor we install in Olmsted Falls is built the same proven way — and finished in a single visit:
The finished floor is roughly 50 mil thick — slip-resistant, chemical-resistant, and easy to keep clean with a mop. It's backed by our 3-year workmanship warranty and built to last 15–20+ years.
Our rate is $6 per square foot for the full one-day flake system:
Access doesn't change the rate. What can change the prep is a slab poured in sections at different times, and we'll point that out while we're measuring.
We install across Olmsted Falls and the surrounding streets, including the Grand Pacific Junction area · Bagley Road · Columbia Road · Mapleway Drive · Water Street and beyond. If you're nearby and don't see your area, just ask.
Not at all — it's common in the older part of town. We bring our own supply and run it from the house for the day. The only thing we ask is that you mention it when we book, so the right gear is on the truck.
A floor coating is interior work on the garage slab and doesn't change anything anyone can see from the street, so in practice it isn't the kind of alteration historic-district rules are aimed at. That said, we're a flooring contractor and not your city's planning department — if you have any doubt, one call to the city settles it before we book the date.
Yes, and it's very common in carriage-era garages that got a floor added later. Two pours mean a joint that moves, so we treat it as a working joint with flexible polyurea rather than grinding across it. The flake finish carries across the top so it reads as one floor.
For older detached garages: when in the year to book · why unheated garages are harder on a floor.
