Lakewood is the most densely populated city in Ohio — roughly 50,000 people inside 6.7 square miles — and it was built that way on purpose, as a streetcar suburb from 1889 onward. The median house here dates to 1938 and nearly six in ten went up before 1940. Narrow lots, garages set at the back off a service alley, and a lot of doubles. It's the hardest access in our whole service area, and it's the reason some contractors quietly decline Lakewood addresses.
Working in Lakewood is a logistics problem before it's a flooring problem. What we plan around:
Every floor we install in Lakewood is built the same proven way — and finished in a single visit:
The finished floor is roughly 50 mil thick — slip-resistant, chemical-resistant, and easy to keep clean with a mop. It's backed by our 3-year workmanship warranty and built to last 15–20+ years.
Our rate is $6 per square foot for the full one-day flake system:
Tight access doesn't add to the rate. What can add prep time is a slab that was poured in sections or needs edge rebuilding — shown to you on the visit, then fixed in the price.
We install across Lakewood and the surrounding streets, including Madison Avenue · Detroit Avenue · Clifton Boulevard · the Gold Coast · Birdtown · the West End and beyond. If you're nearby and don't see your area, just ask.
Yes — this is most of our Lakewood work. We stage from the alley and keep it passable, because blocking it for a day makes enemies of everyone behind you. What we ask is that the garage is empty enough to walk around the perimeter and that you tell us in advance if the alley has a low wire or a tight corner.
Usually yes, with one check first. Slabs that old were poured directly onto soil without a vapor barrier, so we test for moisture rising through the concrete before quoting. If it passes — and most do — a rough old floor actually takes a coating well, because grinding gives us open, honest concrete to bond to.
Only in the scheduling. The work itself is the same, but if the space is genuinely shared, both households need to be able to keep vehicles out for the day. It's worth one conversation with your neighbour before booking rather than on the morning we arrive.
For a 1920s garage off the alley: why old slabs blister if you skip testing · how a single-day install works.
